Natural farming paradise
in the Southern Spanish mountains

House

The house is a newly built house of 105m2, with a closed porch, a fully equipped kitchen (oven, freezer, induction hob, built-in refrigerator), cozy bathroom (with bath and shower) and three bedrooms.

There is a connection for a washing machine. 

The walls are extra insulated. The windows are double-glazed and we have made hinges on the north side for extra protection in winter. 

The house has large windows and feels light inside. It has a fantastic view of Dragon Mountain. 

Heating comes from the stove, which can heat the house in a short time. 

It is possible to build an extra house on the piece of land, so part of the land is a building plot. (We already have a building permit for a 40m2 storage building, but you can change that into a bigger house as well.)

 

 

Water & electricity

The house is equipped with a new solar panel system with 18 solar panels (7Kw), an inverter (7000w) and 4 batteries (14Kw). There is a backup generator in case of emergency, but in the last 3 years we have only had to use it twice because we forgot to turn off a small radiator at night. Most of the time, we have plenty of electricity we don’t use. The house is not connected to the grid, it is completely off-grid, but there is a grid if you want to. 

 

Rainwater from the roof is collected in 2 large 1000 liter tanks in the front yard and a 10,000-liter tank buried in the ground behind the house. 

 

The main water of the house is natural spring water, which comes from the nearby municipality. 

 

We just received the authorization to dig a well for which we had to wait 2 years. This means the land is no longer dry land, but it has irrigation right. 

 

 

LAND AND GARDEN

 

Food forest

For the past 2 years we have practiced natural farming on the small farm (7250m2). Although we had no irrigation water at that time, the land has been greatly improved by intensive sowing of green manures and fertilization with organic manure. The land has 150 almond trees, which provide enough almonds for 2 years of almond milk/flowers storage, and we have planted more than 150 new trees, a variety of different shrubs and perennials. A mix of pioneering trees, fruit trees and different layers for a food forest to increase biodiversity. (Goji berry, apples, pears, cherries, apricots, paulownia, raspberries, olives, nectarine, shizuan pepper, pistachios, roses, kamperfoelie, grapes, figs, lavender, herbs, asparagus, rhubarb, an evergreen hedge, acacia, apple berry, plums, strawberry trees, quince, mispel,…)

 

Vegetable Garden

We have established a vegetable garden in front of the house. And a terrace vegetable garden on the land. 


Greenhouse

There is a high-quality greenhouse imported from Belgium. It has special material that can withstand hail. 

 

Outdoor bathroom

There is an outdoor bathroom made of pallet wood, with a bathtub and shower. Great for enjoying cold showers in summer or a hot bath under the stars!

 

Different terraces

There are several places to relax and sit/dine.

 

Carport

There is a wooden carport to protect the car.

 

Well

After 2 years of waiting, we have received legal approval to dig a well. This means that the land has irrigation right.

Legal

All the papers are in order. There is an escritura and the house is registered. For all the extra things we have built, we have legal permits from the town hall. 

This means the sale can go very quickly and you don't have to worry about any inconveniences. 

Foreigners need an NIE number and non-Spanish speakers need a translator/lawyer to buy the house. (We know a reliable person)

The surroundings

Nerpio is known for its centennial walnut trees and beautiful hiking trails in the mountains. This small town of 1000 inhabitants has 7 springs with fresh drinking water. There is a school, several stores, bars and restaurants, and a health center. 

Our house is in a nearby hub in the mountains (10min) where there are about 20 other houses. Most of the houses are vacation homes. People come only on weekends or vacations. This means that it is very quiet and relaxing here. Perfect if you like a more rural life, without being completely disconnected from society. 

 

Why are we selling the house?

We love our house! For the past 3 years we have put so much care, love and work into it. Especially now that we got permission for the well, which means a huge difference for the food forest. But… Our association got a great opportunity to guard a big piece of land 4 minutes down the valley, so we will move there to carry out the project. We hope someone will become very happy in our little paradise! 

 

PS: We would like to sell to people who want to live here permanently. So not for rural tourism or as a vacation home. Thank you for your understanding!
